Sanitizing versus Disinfecting

Sanitizing – reduces but does not necessarily eliminate all the bacteria on a treated surface. Sanitizers do not have claims for viruses or fungi. To be a registered sanitizer, the test results for a product must show a reduction of at least a 99.9% in the number of each type of bacteria tested on non-food-contact surfaces. Disinfecting – works by using chemicals to kill germs on surfaces. This process does not necessarily clean dirty surfaces or remove germs. Disinfecting destroys or irreversibly inactivates infectious or other undesirable microbes, but not necessarily the spores of bacteria and fungi. The number of microbes killed during a disinfecting process will vary, depending on the specific chemical and how it is used.

Climate is a perfect environment for mold.  Over growth of indoor mold can occur for many reasons, the most typical setting we find an over growth of mold is in homes that have been unoccupied for a length of time.  The main reason for this is because of the lack of air movement in the home. When a home or business owner’s leave their property it is usually left lock up, window closed tight, and AC turned off. With our humid and moderate temperatures here in Hawaii a home without air movement can be a mold haven, a perfect place for it to grow undisturbed.

 Mold is present in almost every environment, indoor and outdoor. It isn't of much concern until the spore count ie, how much mold is present, reaches an unhealthy level. This is when health issues can arise. Mold is not only a health concern but it can also cause rot to occur on the surface it is growing on. This can weaken framing or cabinetry and decay sheet rock and flooring.

Depends on the Damage Source

Some policies cover mold caused by certain water sources. For example, sudden catastrophes, such as burst pipes or sewer backups, are more likely to be covered than lingering maintenance issues. Mold is microscopic which cannot be seen with the naked eye. Therefore, it is very hard to determine if your home has mold unless you can visibly see the  growth. Mold needs water to grow, and a food source and will grow if there are leaks, of course if there is mold spore.

Hidden mold can be found by doing some simple sleuthing:

  • Where do you have water problems?
  • Check under windows since condensation can form and mold will grow on the sill.
  • Bathrooms have a lot of water. Any leak or corner that collects moisture is a potential place for mold growth.
  • The water heater and water softener are notorious for having leaks, especially when the water softener purges.
  • You can often find mold around the edges of their tanks.

What to do if mold is in your home/business

If you see visible mold, do not disturb it. You can inadvertently spread the mold infestation throughout your home/business. When mold is disturbed, the mold can release microscopic mold spores which become airborne and can circulate inside your home(mold spores can take several days to land on a surface once airborne). 

What to Do: 

  • Stay out of affected areas. 
  • Turn off the HVAC system and fans.

  • Don’t touch or disturb the mold. 
  • Don’t blow air across any surfaces with visible or suspected mold growth.
