It’s important to quickly take note of affected items if damage from water in your home has recently threatened your possessions. Follow some of these tips to recover items as best as possible. 

• If objects are still wet, rinse with clear water first. You can also wipe off dry debris with a soft cloth or brush. This prevents any remaining debris or silt from further harming your items.

We all get very busy with our day to day schedules and water damage can really put a wrench in your plans. As inconvenient and  time consuming as it may be, leaving water damage for even 1 day can make things significantly worse.

Within Minutes water will spread throughout your property soaking into drywall, upholstery and other belongings. 

Within the first 24 hours drywall will spread and break, metal surfaces begin to tarnish and a musty odor becomes present.

Within 48 hours to a week mold and mildew grow and spread, paint blisters, wood flooring swells and doors and windows swell and warp.

After 1 week of being untreated, the time and money needed for restoration significantly increase and the home or business may no longer be structurally sound.

Sump pump and how it works

A sump pump eliminates moisture and prevents flooding by collecting excess water from drains and pumping it out and away from the building. You will find a sump pump sitting in a specially constructed pit that sits lower than the basement floor in homes that are susceptible to major rain and snow fall.

If your pump stops working, water could get into your basement and foundation walls. This may cause mold and mildew to grow and if enough water builds up, the basement can flood.

How do you know your sump pump is working?

You can check your sump pump tow different ways. Two separate plugs are attached to the unit. Unplug them both and then plug in only the one for the pump. If the pump does not immediately turn on then something is wrong. Your other option is to add water and wait to see if the pump turns on and properly evacuates the water.

What do sump pumps do?

The main purpose of a sump pump is to send water away from your home to a place where it won’t cause any problems. It collects water coming into a building from rain, melting snow, etc, and leads it out. Without a sump pump, your home may flood, or build up high levels of water and moisture. These can be damaging to your home and the things within it. 

How exactly does it work?

A sump pump is typically located on the bottom floor of a home to prevent flooding. Its purpose is to collect water and dispose of it, but how exactly does it do that? All of the water collected from the sump pump is drained into pits beneath it. The water is then pumped from those pits away from the home’s foundation, whether it's to a drain or elsewhere. A sump pump isn’t always running because the amount it does depends on the amount of water and moisture your home has that needs to be drained.

Backup or overflow

What is the difference between a water backup and an overflow?  Overflow is caused by a blockage in the plumbing system.  Water causing damage never enters the sewer system and in some cases, water damage can be considered an overflow if blockage is in the lateral pipe.  It all depends on insurance policy language.  A backup is a situation where water or sewage enters through drains or sewers or overflows from a sump pump, sump pump well or any other system designed to remove subsurface water which is drained from a foundation area.  A water backup is excluded in most Homeowners policies but coverage can be added with an endorsement.  Coverage is usually limited to a specified amount but a few insurance companies offer more extensive options.  Water backup coverage is critical for not only homeowners but condo owners, renters and commercial insureds as well. 

Keep in mind that any property can experience a backup and the damage can be expensive especially if the area is finished.  There are four main areas to consider when deciding how much coverage you need including mitigation or drying out the area, structure reconstruction, contents damage and mechanicals such as furnace and water heater.  Be sure to discuss the right coverage option with your insurance agent so you are well protected in the event of a backup event.

What’s the best way to handle and clean personal papers in a fire loss that have been damaged by soot and also smell? The homeowner wants to keep them and won’t let me throw them away.

Personal papers like bills, canceled checks, credit card statements and everyday magazines have no value in the eyes of the insurance company and they often don’t want to pay for them to be cleaned or deodorized. However, they often have value to the homeowner.

The biggest problem with this is that paper can hold a lot of odor and may re-contaminate the house once everything is unpacked. So first off, we check with the homeowner and see if the paperwork is something that they can live without. Or is it really important and needs to be kept? Once you explain that the papers can hold a lot of odor and may cause recontamination of the house and belongings, this will sometimes make the homeowner more aggressive about putting them in the round file.

If the paperwork cannot be parted with and must go on the “keep it list,” then we dust them off and organize them into a large bag. This is a heavy duty plastic bag that keeps the odor and contamination contained until the homeowner can photo copy or reprint the documents they want to keep. The cost to the insurance company to handle them this way is really no more than their cost would be to throw them away, so this keeps your adjuster and homeowner happy.

This also allows the homeowner to go through the papers at their convenience as they are dealing with a lot of pressing decisions in the first few days after a fire. Having one less pressing thing to have to handle right away can be a huge relief for them.

It’s hard to know what to do when you are caught out in the open during a lightning storm. To take shelter under a big tree? To stand out in the open?

The best strategy is prevention. Monitor the weather forecast before going out, and look for darkening skies, lightning, or increasing wind. You are in danger if you can hear thunder. Therefore, find shelter in either a building or car.

If you are in the open, then be a very small target! Squat low to the ground. Lying on the ground will actually make you a larger target. If you are in the woods, then take shelter under shorter trees or go to a low-lying, open place away from trees, poles, or metal objects. If you are boating or swimming, then get to shore and find shelter.

Call 911 if someone is struck by lightning. If the person’s breathing has stopped, then begin rescue breathing. A trained person should give CPR if the victim’s heart has stopped breathing.

What is an Ice Dam

An ice dam is a ridge of ice that forms at the edge of a roof and prevents melting snow (water) from draining off the roof. The water that backs up behind the dam can leak into a home and cause damage to walls, ceilings, insulation and other areas.

Moisture entering the home from ice dams could lead to the growth of mold and mildew. 

• Prevent the growth of mold and mildew by immediately drying out portions of the house that are wet or damp.
• Take immediate action to get rid of the water source, clean the home environment and maintain its air quality.

Heat loss from a house, snow cover and outside temperatures interact to form ice dams. For ice dams to form there must be snow on the roof and, at the same time, higher portions of the roof's outside surface must be above 32 degrees F (freezing) while lower surfaces are below 32 degrees. These are average temperatures over sustained periods of time. For a portion of the roof to be below freezing, outside temperatures must also be below freezing.

The snow on a roof surface that is above freezing will melt. As water flows down the roof it reaches the portion of the roof that is below 32F and freezes. This causes the ice dam.

The dam grows as it is fed by the melting snow above it, but it will limit itself to the portions of the roof that average below 32F. So the water above backs up behind the ice dam and remains a liquid. This water finds cracks and openings in the exterior roof covering and flows into the attic space. From the attic it could flow into exterior walls or through the ceiling insulation and stain the ceiling finish.

Do:

• Shut off the source of water if possible or contact a qualified party to stop the water source.
• Turn off circuit breakers for wet areas of the building, when access to the power distribution panel is safe from electrical shock.
• Remove as much exess water as possible by mopping and blotting.
• Wipe excess water from wood furniture after removing lamps and tabletop items.
• Remove and prop up wet upholstery cushions for even drying.
• Place aluminum foil or wood blocks between furniture legs and wet carpeting.
• Remove to a safe, dry place any paintings, art objects, computers, documents and other materials that are valuable or sensitive to moisture.
• Use wooden clothespins to keep furniture skirting off damp floors.
• Hang draperies with coated hangers to avoid contact with wet carpeting or floors.
• Hang furs and leather goods to dry separately at room temperature.

Don't

• Enter rooms with standing water where electrical shock hazards may exist.
• Enter affected areas if electrical outlets, switches, circuit breakers or electrical equipment have been exposed to or are submerged in water. Always avoid electrical shock hazards.
• Leave books, newspapers, magazines or other colored items on wet carpets or floors as this could potentially cause staining.
• Leave Oriental rugs or any other rugs on the floor on wet wall-to-wall carpets to cause staining.
• Use your household vacuum cleaner to remove water, possibly causing electrical shock to yourself or damage to the vacuum cleaner.
• Use TVs or other appliances while standing on wet carpets or floors, and especially not on wet concrete flooring.
• Turn on ceiling fixtures if the ceiling is wet or enter rooms where ceilings are sagging from retained water.

Drywall is one of the most common places for mold to grow, due to its high quantity of cellulose, which creates a great living environment for mold. 

Most of the time when we are called, mold is visible. When mold grows, we tend to believe it's due to a lack of cleanliness or, at least, a lack of awareness. But it’s perfectly normal to have situations where water damage can be so subtle we only find out about it when the damage is severe. SERVPRO costs are dependent on the type and extent of the damage sustained to a property.  The cost of restoration is typically less than replacement. 

The cost of restoration services is almost always the first question we receive.  It’s an understandable question, and we’re always happy to provide an estimate.  Let’s review some of the criteria we use to get the information we need to give our customers the answer they need. 

Should I File an Insurance Claim?

When we get this question, we always ask our clients what their deductible is. 

Your insurance deductible may guide your decision about whether or not to file an insurance claim.  An insurance deductible is the amount of money you agree to pay for the project yourself.  This amount is different for everyone.  To learn what your deductible is, look at your insurance policy or ask your insurance company.  

If it looks like the cost of the restoration project may be below your deductible, then ask for an estimate.  Many of our clients choose not to file a claim if the cost is below their deductible.  

If the restoration project is large, most of our clients choose to file an insurance claim.  This situation is usually true for:

• Large water damages involving multiple rooms
• Fire damage
• Large biohazards
• Crime scenes

If you do end up filing an insurance claim, your deductible will be paid directly to the damage restoration company you choose.  All other expenses that are covered under your claim will be taken care of by your insurance company.

Every year in the United States, about 2000 people die in residential fires.  A smoke alarm stands guard around the clock, and when it first senses smoke, it sounds an alarm.  This often allows a family the precious, but limited, time to escape.  About 2/3 of home fire deaths occur in homes with no smoke alarms or no working alarms.

Smoke alarms should be installed on every level of the home, outside sleeping areas, and inside bedrooms.  In general, alarms should be placed in the center of a ceiling or, if you place them on a wall, they should be near the ceiling.

There are 2 types of smoke alarms:

Ionization - these alarms are more responsive to flaming fires.  They use "ions" or electrically charged particles, to help detect smoke in the air.

Photoelectric - these alarms are more responsive to smoke or smoldering fires.  They use a light beam to help detect the presence of smoke.

Whichever type of smoke alarm that you choose, it's imperative that you change the batteries twice a year and test them every month.

SERVPRO of East Hamilton Fairfield recently got called to a home where the sump pump had failed and the customer had four inches of standing water in his basement. When SERVPRO of arrived on site there was no longer four inches of standing water but there was still a good amount of water throughout the basement. SERVPRO performed the necessary actions to remove the water and moisture from the basement using extraction methods, fans and dehumidifiers. When the dry out was finished our repair division replaced all the damaged drywall. 

In some cases your home owners insurance may not cover sump pump overflows. This is a good reminder to take a look at your home insurance policy to make sure you have coverage for sump pump failure. Sump pump fails are very common and you might want to make sure it is included in your home insurance policy. This slight increase in your monthly insurance cost could save you thousands of dollars in the future.

A leaking washing machine can cause substantial water damage to your home.  When a leak occurs, the water will flow out of your machine or it's hose until you discover the mess. The flooding can cause damage to wood floors, walls, furniture and even through the ceiling to the floors below.  There are preventative steps homeowners can take to reduce their risk of an appliance leak.  

1. Make sure your hoses aren't kinked. There should be at least 4 inches between the wall and your washing machine.  
2. Check your detergent. Too much of it or the wrong kind (in high efficiency machines) can clog the overflow tube and cause a leak. 
3. Inspect to see that the drain hose is properly inserted into the drain line - it can become loose during machine use.  
4. Check your supply line hoses to make sure they aren't brittle or cracked. We recommend using stainless steel braided hoses to avoid deterioration. 
5. If your washing machine is in a high risk area consider installing a  washing machine leak detector with an alarm that alerts you if it detects water on the floor. It will also close the valves so that flooding doesn’t continue.  
6. Turn off your washing machine water supply at the lever whenever you leave home for an extended period.

Severe storms and tornadoes hit the Dayton and surrounding areas in Ohio Monday night, leaving many in the area without power, access to drinkable water or safe shelter or vehicles.

Dayton and nearby communities are still searching for potential victims after intense storms came through. Suspected tornadoes also left behind destruction in the Indiana town of Pendleton, about 100 miles west of Dayton. Dayton is currently under a boil-water advisory (with no electric).

Several areas of Dayton were hit hard, along with nearby areas of Troy, Beavercreek, Xenia and West Milton. In addition to trees and power lines, the tornadoes peeled roofs off of houses, brought down businesses' walls and collapsed ceilings as well as car ports.

Test smoke alarms monthly using the test button. Smoke alarms with non-replaceable batteries need the entire smoke alarm unit replaced every ten years or sooner . Other alarms need batteries replaced every year at least, and the unit replaced every ten years. If the alarm chirps signaling low battery(yes that annoying chirp that a lot of us listen to for months before changing), take the proper steps to replace the unit or the batteries immediately. Never disable or remove the battery from an alarm. Almost half of fires where smoke alarms were present but did not activate had missing or disconnected batteries. 1. Do not leave electronics on the floor. This includes, IPads, computers, DVD players, etc.
2. Leave a 3 to 4 inch gap between the back of the washing machine and the wall to avoid kinking the hose near the valve connection. Replace your washing machine hose every 5 years.
3. Pay attention to your water bill. A significant increase could indicate a leak.
4. Make sure each resident in your home or place of business knows where the main shut-off is located.
5. Have a professional roof inspection annually.
6. Inspect your plumbing pipes on an annual basis for condensation or obvious leaks or corrosion.
7. After flushing the toilet, remain in the area until the fill valve has finished refilling.
8. Make sure your downspouts are directed 5 to 10 feet away from your house. Clean all build up of debris from downspouts monthly.

Firework Safety Tips

• Follow the directions on all fireworks and don't use them for anything other than what they're intended for.

Floating the carpet

At SERVPRO of Warren County we like to showcase some of the many process we use to restore items rather than replace them. 3. Detailed Explanation:  A trained and uniformed SERVPRO employee walks you through the job process step-by-step, explaining what to expect and the anticipated outcome.

4. Pretesting: A SERVPRO employee will begin pretesting for restorability, working from the source of the damage outward.

5. Eight Hours: Within eight business hours of on-site arrival, a verbal briefing of the scope is communicated to the appropriate person.

6. Cleaning, Restoration, & Deodorization: SERVPRO professionals work neatly and efficiently to help you regain control of your property when a damaging event has taken over. We then use state-of-the-art restoration techniques to make it “Like it never even happened.”

7. Final Walk-through: After the work has been completed, a final walk-through will be conducted with you to help ensure your satisfaction.

What To Do Until Help Arrives

• Limit movement in the home to prevent soot particles from spreading and additional damage from occurring

• Place clean towels or old linens on rugs and high-traffic areas and upholstery

• Coat chrome faucets, trim and appliances with petroleum jelly or oil

• Place aluminum foil or wood blocks between furniture legs and wet carpet

There is nothing like firing up the grill during the summer months!  A backyard barbecue can become dangerous quickly if proper safety precautions aren't considered. SERVPRO of E.Hamilton/Fairfield wants you to have an enjoyable and safe summer. Consider the following tips to ensure your summer celebrations are disaster-free!

* Propane and charcoal BBQ grills should only be used outdoors.

* The grill should be placed well away from the home, deck railings and out from under eaves and overchanging branches.

* Keep children and pets away from grill area.

* Keep your grill clean by removing grease or fat buildup from the grills and in trays below the grill.

* When using a charcoal grill, let the coals completely cool before disposing in a metal container.

* Never leave your grill unattended.

* Anyone using fireworks or standing nearby should wear protective eyewear.

* Do not try to re-light or handle malfunctioning fireworks. Keep a bucket of water nearby to fully extinguish fireworks that don't go off or in case or in case of fire. Children should never pick up fireworks that may be left over as they may still be active.

* The safest way to enjoy fireworks is to attend a public display conducted by trained professionals.

Basic Spot Removal Procedures

1. Attend to spills as soon as possible. Older stains are harder to remove.     Scrape or blot up excess reside of spot. Always blot; never rub carpet or upholstery fabric. Rubbing may cause irreparable fiber distortion.

2.     We always pretest spot removing solutions in an inconspicuous area before applying to spot to ensure the performance of our procedure and safety of your fabric. We inspect closely for dye transfer or changes in the fabrics appearance.

3.     When attempting to remove a spot, remember, like dissolves like. A water-based stain will dissolve in water-based solution (sometimes water just works!). Oil-based spills need to be dissolved using a solvent solution. SERVPRO makes sure the correct procedures are used.  

4.     After removing the spot, we rinse the area blot with an absorbent cloth or towel.

Fire and Smoke Damage Tips

According to the NFPA cooking is the leading cause of house fires in the U.S. and 42% of house fires started in the Kitchen. Use timers and keep an eye on food when you are cooking.

Do:

• Limit movement in the home to prevent soot particles from being embedded into upholstery and carpet.
• Keep hands clean. Soot on hands can further soil upholstery, walls and woodwork.
• Place dry, colorfast towels or old linens on rugs, upholstery and carpet traffic areas.
• If electricity is off, empty freezer and refrigerator completely and prop doors open to help prevent odor.
• Wipe soot from chrome on kitchen and bathroom faucets, trim and appliances, then protect these surfaces with a light coating of lubricant.
• If heat is off during winter, pour RV antifreeze in sinks, toilets bowls, holding tanks, and tubs to avoid freezing pipes and fixtures.
• Wash both sides of leaves on houseplants.
• Change HVAC filter, but leave system off until a trained professional can check the system.
• Tape double layers of cheesecloth over air registers to stop particles of sott from getting in or out of the HVAC system.

Don't:

• Attempt to wash any walls or painted surfaces without first contacting your local SERVPRO.
• Attempt to shampoo carpet or upholstered furniture without first consulting your local SERVPRO.
• Attempt to clean any electrical appliances (TV's, radios, etc.) that may have been close to fire, heat or water without first consulting an authorized repair service.
• Consume any food or beverages that may have been stored close to fire, heat or water. (They may be contaminated.)
• Turn on ceiling fixtures if ceiling is wet. Wiring may be wet or damaged and cause electrical shock, and air movement may create secondary damage.
• Send garments to the dry cleaner. Improper cleaning may set in smoke odor. (You may send them to one who regularly deals with restoration, ask us for names.)

Puff Back?

What is a puffback? A puffback occurs when a furnace has malfunctioned where a small and confined explosion has occurred in the burner chamber sending soot and smoke throughout the home. The soot will attached itself to walls, ceilings, upholstery carpet and many other items within the home making it difficult to clean.  The soot travels throughout the house which you can see in this picture. In terms of preventing puff backs it may be helpful to inspect your furnace every so often to eliminate the buildup of debris and/or contact your heating company if you begin to experience any sign of soot in proximity to your furnace.

Emergency Tips During a Water Damage

Here are a few steps to follow when a water damage first occurs:

1.) STOP THE WATER AT ITS SOURCE: The first thing you need to take when you first notice water damage is to find the source of the water and cut it off at the source. The most common cause of water damage is a leaky or busted water pipe. Either seal the leak or turn off your house's water source to stop more water damage from occurring. Even if you have insurance, you should take action to prevent further damage.

2.) NOTIFY YOUR INSURANCE COMPANY: Once you have stopped the water at its source, notify your insurance company. Now, if it's in the middle of the night, you can wait until the next morning. Even if the damage is not insured, your insurance agent can often help you find someone to help you repair the damage.

3.) REMOVE THE WATER: After you repair the source of the water damage and stop more from coming in it is time to get the excess water out. A mop, a broom, and a wet/dry vacuum are all common tools many have available to get as much water out as possible.

4.) VENTILLATE: Lastly, be sure the proper ventilation is being applied to the affected area in order to prevent the growth of mold and mildew.
